The Passive Income Calculation: Cardone Zone LIVE! 12PM EST

Passive Income Tip: Passive income is the opposite of active income, which is money earned when you perform a service or when you work full- or part-time and earn a salary, a per-hour paycheck, or earn commissions (like a salesperson) or tips (like a bartender.) The key differentiator between passive and active income is this - with the former, you can make money literally while you sleep. With the latter, if you're not working, then you're not earning any active income. (thestreet.com)

What Is Passive Income? Passive income is earnings derived from a rental property, limited partnership, or other enterprise in which a person is not actively involved.

As with active income, passive income is usually taxable, but it is often treated differently by the IRS.

Understanding Passive Income
There are three main categories of income: active income, passive income, and portfolio income. Passive incomes include earnings from a rental property, limited partnership, or other business in which a person is not actively involved—a silent investor, for example.
Proponents of earning passive income tend to be boosters of a work-from-home and be-your-own-boss professional lifestyle.1 Passive income has been a relatively loosely used term in recent years. Colloquially, it’s been used to define money being earned regularly with little or no effort on the part of the person receiving it. 2

Pick a target ——

If you want to earn 5000 a month or 60,000 a year

60,000 divide by 6% = 1,000,000
60,000 passive income per year divided by 8% = 750,000
60,000 divided by 12% = 500,000

Take the first example
Do that in year one    60,000
Year two  120,000
Year 3  180,000
Year four  240,000
Year 5  300,000 25,000/month

If rents were to raise

You hav 5M invested ….
In Real Estate if you picked right
1) your Principal is protected in
2) Your 5M should have bought 15-20M in real estate…. Leverage
3) Your passive income is taxed at a much lower rate or not at all
4)

Compare this to
ATT Stock 8% dividend
